A fire broke out in the neighbouring property and spread through the roof of this Redditch home. Between the flames the smoke and the water used to put the fire out there was very little of the upper floor left in a usable condition.
We were appointed to strip the property back and reinstate it in full.
The damage
The roof structure was severely damaged and beyond repair. That took the ceilings fixtures fittings and decorative finishes to the first floor rooms with it. While the roof was open the property took on further rainwater damage which pushed the extent of the works down through the rest of the house.
The works
The first stage was a full strip out. Every element affected by fire smoke or extinguishing water was removed before any rebuilding started. This is the part that gets underestimated. Reinstating over contaminated material stores up problems that surface months later.
From there the scope covered:
- Complete replacement of the roof structure
- Reinstatement of first floor ceilings fixtures and fittings
- Full mechanical installations
- Full electrical installations
- Repairs throughout the property following the rainwater ingress
- Decoration throughout
Where the project stands
Works are ongoing. The property is empty until we finish so we have clear access to complete the job properly rather than working around a household. We will add completion photographs to this page once the family are ready to move back in.
Fire and flood reinstatement
Reinstatement work after a fire is not the same as a standard building contract. The scope moves as elements are opened up and the programme usually sits alongside an insurance claim. We survey the property properly at the start so the extent of the damage is understood before the rebuilding begins.
